EEDS (Prescriptive)
The EEDS or Energy Efficiency Design summary has been a part of the Ontario Building Code since its introduction in 2012. This section focuses on the prescriptive model EEDS, if you require a Performance EEDS please refer to that section of our site for more information.
The prescriptive EEDS can be completed by a BCIN qualified designer, and lists the energy efficiency characteristics of your new build. This can cover an entirely new building, an addition or even a renovation that is of significant size.
Basic information is needed, like the intended fuel source, as homes heated with Natural Gas and Propane have different heat options than homes to be heated with Electricity. The designer will also need to calculate the window to wall ratio, which is a measurement of the total square footage of windows compared to the total square footage of wall above grade, expressed as a percentage.
If your home is below 17% window to wall ratio, you may select from the available insulation packages pre-determined by the building code in section SB-12 that best suits the home you’d like to build.
If your house has between 17% to 22% window to wall ratio, you can still use the prescriptive packages, however you’ll have to upgrade the windows slightly in order to account for the higher amount of glass in your home, to maintain the same standard for energy efficiency.
If your home is above 22% window to wall ratio, the building code will require you to complete a Performance EEDS instead, and we encourage you to look at our EEDS section under Performance Models here
